GUEST POLICIES
All of our homes are privately owned and are decorated and furnished to reflect the likes of the homeowner. Please choose your home carefully as changing homes after arrival is not an option.
Tenants must provide their own bed linens, towels (bath , beach & kitchen towels), paper products, soaps and personal items.
Deposits/Reservations:
Prior to March 1st, reservations are accepted by phone and or email and are guaranteed for 10 days, by which time we must have received your security deposit and the non-refundable processing fee of $50.00
As of March 1, the security deposit and processing fee are guaranteed for 4 days, by which time we must have received your security deposit & processing fee. After you place your reservation, the rental contract and guest license agreement will be either mailed or emailed to you. Please read them carefully, sign & return the guest license agreement with your deposit. There is a $25.00 returned check charge.
THE BALANCE DUE ( RENT, TAX AND CLEANING FEE) IS DUE 90 DAYS PRIOR TO YOUR ARRIVAL DATE.
During summer months, all homes are rented on a weekly basis, from Saturday to Saturday, unless stated otherwise. You may check into your home anytime after 3 PM. Be sure to call our office for the lockbox code to your home. Check out is 10 AM NO EXCEPTIONS If you are found in possession of the rental home after 10 AM on departure day, you will be subject to a $400 late check-out fee.
Cancellation Policy
Notice of cancellation must be received more than 90 days prior to arrival date and are subject to a $25.00 cancellation fee. If cancellations are received 90 days or less prior to arrival date, you will forfeit your entire rental amount less the deposit and cleaning fee, which will be returned.
If we are able to rebook the home, all monies paid less the $25.00 cancellation fee and the non-refundable processing fee of $50. will be refunded.
Cleaning and Deposit refund
Your deposit will be refunded within 21 days of departure. Any damages or additional cleaning over and above the standard clean will be automatically deducted from your cleaning deposit. Guests are expected to remove all trash from the home, wash and put away all dishes, strip beds of your personal linens and leave unmade. If you have moved furniture (indoor or outdoor furniture) you must return furniture to its original place
Occupancy
Accommodations are limited to the number of persons listed on your rental contract. YOU MAY NOT GO OVER THAT NUMBER AT ANYTIME. Tents, campers and motorhomes are NOT allowed to be parked, hooked up or used on any rental property. Violations will result in forfeiture of the security deposit plus you may be evicted.
Trash
Please take trash to the street for pickup the night before the days indicated on your check in notice that you received. If you leave excessive trash, or if you fail to place the cans at the street, you will be charged for the subsequent pickup.
Boat Registration
You must register your watercraft at the Sheriff’s tower on the lake upon launching the boat on Bass lake. For the specific fees charged by Madera County, contact the sheriff’s tower at (559) 642-3606 .
Pets
PETS ARE NOT ALLOWED AT ANYTIME, EXCEPT IN DESIGNATED HOMES. ANY EVIDENCE OF A PET WILL RESULT IN THE FORFEITURE OF THE TOTAL SECURITY DEPOSIT.
